The Home Inspection Process
Many of our clients want to know in advance what the property inspection covers and how the process works.
Each home inspection is a thorough in-depth visual examination of the structure and operating components of the home performed by a trained and certified professional. A property inspection will take 2 to 4 hours to complete. You are invited to follow the inspector step by thorough step. We want you to come along and see the inspection for yourself. Feel free to ask questions - we expect it. Our home inspections cover the following areas:
Exterior Components
- Landscaping
Proper grading and its effects on the foundation - Siding, trim, exterior windows & storms
Examine and report on the general condition of each - Roof, chimney, flashing, valleys
Evidence of water penetration, materials, condition - Driveways, patios, decks, porches
General condition of each - Air conditioner compressor
General condition & operability - Gutters & Downspouts
General condition, effects of dampness in basement and its ability to carry off rainwater
Interior Components
- Walls, floors, ceilings, windows
General condition of each - Plumbing system
All visible fixtures, pipes and drains tested for operation - Heating System
Visible portion of heating plant and components - Attic
Visible roof sheathing, ventilation, insulation and framing. - Basement
Foundation soundness & evidence of moisture penetration. - Electrical system
Outside entrance wiring, service panel and visible wiring inspected. Random testing of outlets.
